VSE Capital Realty, Inc. offers the following types of investments on an on-going basis to assist our investment clients with realizing their investment objectives. Single Property Investment Partnerships/Limited Liability Company (“LLC”) Individual Partnerships are usually used to purchase a specific property with four or less investors. Typically, an investor in this type of investment program will have a larger ownership interest (10%-50%) as well as property specific risk/reward potential. Single Property Partnerships typically require the individual investors to qualify for investor financing. The Single Property Partnerships are designed for a five to seven year holding period or when all objectives have been satisfied. Multiple Property Partnerships/LLC Larger investment groups like VSER Investors, LLC are created in order to purchase multiple properties that meet specific investment criteria. The first objective is to create a positive cash flow within one year through an aggressive rental marketing program. The second objective is to realize significant capital appreciation through effective negotiations in acquiring the properties at below market price or on favorable terms and conditions. The investment holding period for Multiple Property Partnerships/LLC is generally seven to ten years or until the partnership/LLC investment objectives are accomplished. Venture Capital Real Estate Investments and Financings VSE Capital Realty, Inc. also specializes in developing residential and commercial property opportunities that are designed for higher risk/higher rate of return objectives. Generally, these venture capital investments involve the purchase of an existing business that occupies either a stand alone building or is part of a syndicate that owns an office building. VSE Capital Realty, Inc. also offers investment opportunities that are structured around providing interim equity financing to residential and commercial clients.
